Klamath Hall B020 and BH006 Water Intrusion Notification 5/14/24

In the past weeks, a clean steam slow leak resulted in building finish impacts in Klamath Hall B020 and the adjacent hallway. Impacts were substantial and were wet for an extended period of time. This led to the decision to demolish and replace affected materials. All demolition and new finish installation will be complete from within a negative pressure enclosure for dust control purposes. The hallway will remain open. Users of the Klamath Hall basement should expect to see activity and hear some noise associated with the work. We anticipate completion by the end of next week. Please do not tamper with the containment or air handling equipment. It is intended to keep construction dust out of adjacent lab spaces. Please feel free to contact me if you have any questions.

6/05/23 Onyx Bridge and Cascade Annex East Water Intrusion

In the early hours of June 5, 2023, a leak occurred from a water line in Onyx Bridge, Cold Room 485. The leak impacted several spaces on all floors of Onyx Bridge, and the southern portion of Cascade Annex East. Thanks to the quick work of CPFM staff, the building impacts were contained and limited to cabinetry, carpet, ceiling tiles, and/or wall finishes in the rooms listed below:

Onyx Bridge: 169, 170, H261, 265, 269, H361, 368, and 369.

Cascade Annex East: V150, 160, 160A, and 160B

The University has retained a mitigation contractor, Belfor, to provide mitigation services for all of the affected spaces. Our current mitigation strategy will be to dry out finishes in place where possible, with minimal demolition. This will include the use of dehumidification equipment and large fans strategically placed throughout affected areas. The equipment will generate heat and a significant amount of noise. EHS will oversee the dry out phase of the mitigation. Belfor began setup of mitigation equipment in the affected spaces today (June 7, 2023) and dry out status will be re-evaluated later this week. Once mitigation has been completed, the spaces will be reassembled by CPFM staff as needed.

Starting tomorrow (June 8, 2023), BELFOR will demolish the impacted and failing ceiling tiles in Hallway H261 outside of Rooms 268/269. This work will be performed within a negative pressure enclosure, and the containment will be constructed such that half of the hallway will be passable at all times. This is anticipated to be completed by end of day.

Please feel free to contact me if you have any questions or concerns about the mitigation phase of this incident. If any non-building related items were damaged as a result of this incident, contact Risk Management at 541-346-8316.

Begin:  July 6, 2021

End:      August 1, 2023

Building(s) or Area(s) Impacted: Walton Hall and surrounding pathways, Agate St., Unthank Jr. Hall

Scope:  We are preparing to begin Phase 2 of the Hamilton/Walton Residence Hall Transformation Project. We are finishing up the 1st Phase, Unthank Jr. Hall, and will soon move over to the Walton site to begin the demolition of that complex. For context, Walton Hall is located on the corner of 15th Ave. and Agate Street to the south and east respectively, University Health Services to the north, and the Living Learning Center to the west.

We will begin mobilizing on July 6 and begin moving the fencing over from the Unthank Jr. Hall site. The first activity will be building a paved path south of the UHC to allow an accessible exit from UHS. We will begin asbestos abatement activities in Walton Hall in July 13, and demolition of the building will begin in August. The abatement and demolition of Walton will take approximately 3 months and will be finished by late October. Work hours will generally be from 8AM – 5PM, with a quiet hour between 8AM-9AM.

Upon demolition of Walton Hall in late October, work will begin on two buildings that will replace Walton Hall totaling 300,000 square feet.  Site work will begin in October of 2021 and run through January 2022. This will be followed by foundations and then floor framing, topping out in August of 2022. Interior and then site work will run through July of 2023 when the buildings and site will open up, with all fencing removed and permanent pathways opened up.

Services Impacted:  Construction access to and from the site will be on Agate Street, with accessible pedestrian routes on both Powell Plaza to the south, and an accessible path to the south of UHS. Due to critical material delivery delays, construction has been extended to the end of April.  Work will occur intermittently, but we plan to keep the existing security fence up until we are ready to install the new one.  We’ll put out another notice 1 week in advance of this occurring.

UPDATE 2/17/21:

Facilities plans to block the North Portico area (see sketch) starting Wednesday, Feb 24th until Friday, Feb 26th.  The work will involve excavation, cutting, grinding and some possible jackhammering.  Large excavation machinery will be used that may result in occasional loud noise and some vibration at times in the immediate vicinity of construction.  The area of concern will be closed for your safety.  The North Sculpture Fine Arts Studio Building A can be accessed by entering at the South Portico area and going through the Fine Arts Studio Building B.  The area will reopen after this period but construction will be ongoing through the end of March.

Begin:  Monday, February 1, 2021

End:      Friday, February 19, 2021 May 14th, June 25th, 2021

Building Impacted:  Fine Arts Studios at the North and South Portico exterior areas along the western edge of the complex adjacent Gallery Row.

Scope:  Concrete works including landscape demo, some minor excavation, grinding in preparation for the fence install.

Services Impacted:

  • No electrical or HVAC disruptions are known at this time.  A shut down notice will be issued as necessary.
  • Building access will be maintained during construction but may require minor detours.
  • Users can expect to hear construction noises like hammering, drilling, grinding and see employees and UO staff entering and exiting the Fine Arts Studio grounds during normal business hours.
  • This notice is likely to be expanded to include the larger fence construction in late February and into March.
