Provide the necessary space and tools for new entrepreneurs to start their business in the design industry without needing the huge cost of starting fund. The space provides metal, wood, glass, and fabric shops that is open to all members and students ranging from professionals to amateurs. The program also includes combination stores and design studios that have direct connect with the Orange Line and it is easy to access by the public realm.

In addition, in order to promote a self-sustainable community, housing units are also available for those who participate in the growth of the facility, members or staffs who work within five miles of radius are suitable candidates to live in these units on top of the shop, studios, and stores. This will help to decrease the travel required from work to home, and adding more activities even after typical working hour.

As an industrial mixed use project, the residential units will be on top of the working spaces. While the most heavy duty activities happens on the ground floor, the second floor supports secondary activities like studio space, fabrication shop, and flexible design spaces.

  •  The new projects that are categorized under Industrial Residential should have 30-50% of Residential, 30-40% of Industrial, and 20-40% of administrative offices.
  • The new projects that are categorized under Industrial Commercial should have 30-50% of Residential, 30/40% of retail, and 20-40% of administrative offices.
  • The mixed use component of the neighborhood have to be carry out through every new project on the site, with minimum 6 story to maximum 12 story.
