Urban Design and Architecture Design Intention
- They wondered about the necessity of having a car street down our green corridor. Stating that if the only reason for having that was for firetrucks, they could easily drive down a pedestrian corridor.
- They said we had a very clear design intent that was well demonstrated in our massing, storytelling, and individual plans but, that we could make the structure speak the same intent as the rest of the project.
- They liked our idea of expanding the street to continue up into our building through community spaces and suggested we include cafés and other “public” amenities to allow public people to access the community spaces.
Media
- They really enjoyed the plans that demonstrated the movement of people within the space. They said that this made it very clear to them the different uses of the space and how people can move about within the space.
- They liked our movie as it demonstrated our storytelling abilities which made the project cohesive as a whole.
- Overall, stated we had clear drawings and we were able to demonstrate continuity throughout due to utilizing the same language of the people (orange) from the beginning of the project till the end.
Adv Tech CLT mass timber
- They said we should have bigger columns on the lower floors and have them gradual get smaller.
- By having separate structural types, they suggested we use more concrete on the lower floors, then have CLT on a couple and then move to light frame. We do do this, but they said it should be less controlled by what is allowed and more on the cascade and what works better for the architecture, thus having for example 3 stories concrete, 8 stories of CLT, and the rest light frame, a way that explains the design intent better.
- They wanted to see how the columns connect to the panels through a steel plate.
Place, Culture and Urban ecology
- They stated we gave a clear background to the place and explained clearly the make up of people in the area.
- They liked the way we chose to incorporate this information as a story and part of our cartoon as it helped them understand the project better and made the intro information clear as to how it connects to the rest of the project.
- They liked that the flexibility of the apartments allowed for a regenerative process as it allows for adaptation over time.
Proposed Revisions
One proposed revision could be to the podium level. It was discussed to removed one two two apartments on either side of the building to be able to have openings and light on either side.
Another option is to the community spaces. Moving the stair inside the space and have it be a switchback to minimize the importance of the stair. Currently it is a protagonist in the atrium circulation minimizing the amount of light in that space.
